How the Consultation Process Works

  • A confidential consultation to understand your requirements, horses, riding discipline, preferred locations and budget.

    We discuss the type of property setup required — acreage size, grazing, fencing, water, infrastructure and proximity to riding areas.

    This allows me to identify the most suitable locations and properties across the Sunshine Coast, Noosa Hinterland and Mary Valley.

    Through my database of equine properties and ongoing contact with local owners, I am often aware of potential opportunities before they reach the open market.

    Where there is a genuine match, I approach owners discreetly to explore whether they may consider selling.

  • Not all acreage is suitable for horses.

    I assess land characteristics such as usable acreage, grazing quality, drainage, water access, fencing and infrastructure to ensure the property works practically for your horses and long-term lifestyle use.

    This helps buyers avoid properties that may look appealing but are unsuitable in reality.

    • Discussion and shortlisting of suitable opportunities
    • Guidance on realistic timelines for action

    Best suited to buyers who are learning the market and want experienced guidance while searching.

    Service Fee

    This service is provided for a fixed advisory fee typically ranging from $1,200 – $4,800.

    The fee is confirmed following the initial consultation once your requirements and timeframe are understood.

  • Best suited to buyers who have found a property but want professional advice, guidance and negotiation support.

    Includes

    Personal inspection of the property
    • Equine suitability assessment
    • Advice on land characteristics, grass, infrastructure and layout
    • Review of comparable sales and price guidance
    Negotiation with the selling agent
    • Representation at auction if required

    Service Fee

    This option is provided for a fixed service fee typically ranging from $1,500 – $2,500, depending on the property and level of involvement required.

    If negotiation is required and the purchase proceeds, a success fee of approximately 1% – 1.5% of the purchase price applies.

    The initial service fee is credited in full toward the final success fee, meaning it forms part of the overall acquisition fee rather than being an additional cost.

  • Best suited to buyers who want the search, assessment and negotiation managed from start to finish. From actively identifying suitable on and off-market properties through to negotiating and securing the right one.

    Includes:

    • Initial consultation to define your property requirements
    Active search for suitable horse properties
    • Identification of on-market and off-market opportunities
    Personal inspections and equine suitability assessments
    • Advice on land, grass, water, drainage and infrastructure
    • Strategic advice and shortlisting of suitable properties
    Negotiation with the selling agent
    • Representation at auction if required
    • Guidance throughout the purchase process

    Service Fee

    This service is provided on a success fee basis, typically ranging from 1.5% – 2.5% of the purchase price.
